Permit Fees
The full building permit application fee must be submitted with the Building Permit Application Form.

Permits
Permits ensure that construction within the municipality meets with standards set out in the Ontario Building Code. No matter what the specific project may be, the enforcement of codes is carried out to protect public health, safety and welfare. Compliance with municipal by-laws such as the Zoning By-law is also evaluated during the review process.
Building permits are typically required for the following:
- New buildings
- Additions
- Renovations or alterations
- Demolitions
- Prefabricated structures
- Mobile home plumbing systems
- HVAC systems (heating, ventilation, central air)
- Miscellaneous for residential (pools, fireplaces, decks, fences, etc.)
- Temporary buildings
To be sure, contact the Building Division, describe the work to be done and investigate what the requirements are.

The Use of Permits
Building officials use building permits as a vital step in the enforcement of codes. You have a major investment in the home or business you are about to build or remodel. If that home or business building does not comply with the codes, the value of your investment could be reduced. Applying for a building permit notifies the Building Official that you are constructing or remodelling a building so that he or she can ensure that the regulations in the Ontario Building Code are followed.
Remember – it is unlawful to start construction before obtaining a permit. It is also smart to get a permit so that you can take advantage of the professional help and assurance of the Building Department. In many cases, the architect or contractor will obtain permits on your behalf – but remember that as the owner of the building, you are responsible for compliance.
Submit Application
The permit application requires information about the construction project. You will be asked to document “who” will perform the work, and “what”, “where”, “when” and “how” the work will be done. See Building By-Law 2008-125 for details of plan types and forms to be submitted. Scaled drawings, plans or other documentation of the proposed work will have to be submitted for review.
Permit applications are standardized throughout Ontario. Application can be obtained through the Ministry of Housing’s website, the Building Division office or through the link below.
Please note that applicant must submit confirmation of compliance with all applicable law with an application.
The application should also contain any required designer information including BCIN numbers of responsible designers.
The Building By-Law 2008-148 - The Building By-Law stipulates the required plans for permit application submitted. 2 copies of all plans are required including a site plan and could include foundation plans, all floor plans, sections, elevation, mechanical and electrical that would detail all related construction of the building.
Ontario Building Code (OBC) Review
Your application will be examined for compliance with the Ontario Building Code, which regulates:
- Building occupancy;
- Construction and material requirements for structural and for safety;
- Heating, ventilation, air conditioning and other building related requirements.
The permit review process begins when a completed application is submitted with required permit fees. Our office is mandated to issue a permit or provide reasons for refusal within the following timeframes:
- House, garage, townhouse – 10 working days
- All other Part 9 buildings – 15 working days
- Part 3 buildings – 20 working days
- Post-disaster, high-rise and buildings containing inter-connected floors – 30 working days
